To: Mr. Donald May and Staff at Adams County Housing Authority,

Your staff, Osmaylin Pereira, has truly been the blessing in this most difficult time. She stopped at nothing to try and help me in a situation that I believed to be irreparable.

I am a single mother of one, who has no other financial income besides my own. When had an income reduction due to a temporary position change my finances were impacted immensely? I faced foreclosure, and was truly lost. Osmaylin served as a coach to help me navigate through the process. She was resourceful and knowledgeable. I could have never accomplished saving my home without her help. Your staff are a necessity to the community and irreplaceable.

My daughter and I are forever grateful.

Yesenia M.

Dear Sonja & Adams County Housing:

I wanted to write a thank you letter, with sincere gratitude for all you did to help my children and me. Recently I was diagnosed with a condition that required an emergency hysterectomy along with bladder reconstruction.  During this illness I was unable to work, and then after the surgery unable to walk or do any normal activities.  Iwas let go from my job as a result.  I was eligible for unemployment but not until my health was better and I could return to work.  I was completely bed ridden and as I laid there helpless, all I could do was count the days, until my children and I were living in our vehicle.

I started to do the only thing I could do, and that was pray and make phone calls. I called Adams County to see about help with food and utilities and found out about the rental assistance program.  I was told that this program is not an emergency assistance program, but could help when trying to get back on your feet. When I contacted the program, I went into a voice mail. I had found this normal when calling any type of assistance program, so discouraged Ijust hung up. Soon after I hung up, I received a text message to my phone, asking the reason I called and if they could help me? It was from Adams County Rental Assistance. It was almost like an angel had texted my phone. The person on the other end; let me know about the educational class that I needed to take, and the date and.time, to see if Iwas eligible for help.

I took the rental assistance class, and found out that first of all I am not the only person in Adam s County, struggling. I was also very educated on how to really budget and save money every month. was given handouts that I can go back to and reference to this day. I found new food assistance

programs and programs for my son,so he isn't on the streets all summer. I also felt very comforted that the person leading the class, Sonja, was a very good example . She gave us details about her own struggle and how she was able to turn her household around and as well be an example to her own daughters. She is an example of how to avoid financial crisis if it all possible by planning and budgeting.

I also felt that Sonja was very passionate and protective over this program. Her strong nature helps all

of Adams County. There are so many households that need true assistance, but a lot of people just want help so they can continue living their current life styles, which got them to the place of asking for assistance.

I am appreciative of the requirements necessary for rental assistance approval. Ifeel strengthen by this whole experience. I feel hope for our community and my life, through the assistance of Adams County Rental Assistance program. Sonja herself has made a huge impact in my life.

This letter is to just try and explain what is on my heart and to just say thank you for being a light in our lives. Thank you for the financial assistance as well.

Blessings to you and your staff! Thank you, Sonja.

I would like to thank Adams County Housing Authority and especially Osmaylin Pereira for the invaluable help this program has offered me with my loan modification.

I am a resident of Arapahoe County and I have tried to modify my loan for a number of years since my divorce was final.  The lender has not been easy to work with and I could have never solved the situation without the help offered by Ms. Pereira.   The attention she paid to the details and the follow-up she provided to my situation made it possible for me to finally sign a modified loan that will avoid the potential of my house going into foreclosure.

I certainly hope this program continues helping residents the way it helped me. - Maria G.

"Good morning!  I wanted to try to express my gratitude for what you have done for me.  Without your help, support and understanding, I know I wouldn’t have made it this far in my application for modification with my lender.  You have been an amazing support person for me.  This is by far one of the most stressful things I have gone through, and just knowing that I’m not alone helps.  When I went through a divorce and was solely responsible for a medically disabled child, I was alone.   You have helped so much in talking with the people at my mortgage company to find out the next steps in the process, and relaying information to me.  You always explain the things I don’t understand in a way that I can understand and that alone relieves some of the anxiety and stress.  I know without your help, I would not still be in my home right now.  You give me hope.  The things that you have done and continue to do for me and people in my situation are indescribable.  To have someone to go to with questions and concerns about something that is so important to me, is so amazing.  I can’t begin to tell you how working with you at the housing authority has helped me!  You are someone that I can trust, and when going through something like this, it’s hard to trust.  I know at this point, if I hadn’t had you to help me along the way, my life right now would be completely different.  I know I wouldn’t have had the chance that I have right now to stay in my home.  I can’t imagine going through this without the help and support you give me.  Thank you for everything you do to assist me and people like me, in this situation." - Phyllis

"I wanted to let you know how much your help has meant to me in resolving my foreclosure situation.  When I began this journey, I literally did not know what to do.  The class you led at Adams County Housing Authority helped me understand what my path would look like.

You spent a lot of time with me in person, over the phone, and via email and I'm happy to report that, with your help, I have entered a modification program with my lender.  The information you gave me, as well as your support, made this possible.

Thank you so much for all of your hard work!  You helped me navigate a difficult situation and gave me a lot of encouragement.  I am very, very grateful that this program exists to help homeowners like me." - Alexis R.

"I was at my wit’s end knowing foreclosure was looming when I received a postcard from your department saying to give them a call. Being skeptical but with nothing to lose, I called and attended a free workshop where they revealed different options that were available to me and others like me along with the pros and cons of facing a foreclosure....This began my journey to save my home with my hand basically being held throughout the whole process.  You cannot begin to imagine how grateful I was to have someone willing to lead the way and show me how to wade through all of the ins and outs of the mounds of paperwork being required to request a home modification loan."  - Jana

"Without their help not only myself but so many people, so many families, would be lost and not know what to do or where to go. With this program not only do people have hope they also have  understanding. I'm just a small man in the big picture but please believe me when I tell you without this program I would not have known where to go to go or what to do." - Delorm

"Mr. May,

I just wanted to thank you and your wonderful staff for helping to save my house from foreclosure.  Initially, the only reason I attended the workshop was to get the extension. I was thoroughly impressed by the knowledge and compassion of your staff. The irony is that I have been in the mortgage business for the last nine years and was embarrased to need help.

I'm a 61 year old widow and all I want to do is live in my home as long as I am able. Your staff helped make that possible.  That is the greatest gift that I could ever receive. Thank you from the bottom of my heart. - Donna

I just wanted to tell you how much I value the services offered by the Adams County Housing Authority.

Finding myself in this unfortunate situation with my house was very hard and if it were not for the help that I received from ACHA I probably would have given up a long time ago. This is my third time working with ACHA.  The counselors I worked with at ACHA before and Osmaylin Pereira (who am presently working with) have ALL been very professional, helpful compassionate, and very knowledgeable.

I first contacted ACHA back in 2012, 2013, and now again this year.  My loan got sold in between those times so I reapplied with the new mortgage company, got turned down and am trying again as my financial situation is starting to change for the better.

Can't say enough how much I feel that these services are needed and appreciated by people like me that need help with this difficult process.

Thank you to all the ACHA staff that make it possible." - Rachel

"Hi Osmaylin,

You have been a light in the darkness for me. Dealing with a financial hardship and having to face not being able to make my mortgage obligations with Bank of America was hard. The process was confusing and intimidating. Even though I am well educated and financial savvy I was lost in a cloud of uncertainty. I needed the help of a trusted friend who could help explain my options and help navigate me through a long, complex, unclear process. I don’t know if I would have been able to get my loan modification approved without your help! I am so thankful for you. You have been so insightful and supportive.

This service is much needed in the community. It is the lighthouse in the dark for all people facing financial issues with their mortgage and housing needs." - Lisa R.
