Housing Counseling Services

ACHA’s Housing Counseling program offers a full range of services to individuals and families designed to assist them in resolving their housing-related issues and to help them to understand the responsibilities of tenancy and homeownership. ACHA clients work with certified housing counselors to thoroughly review the situation and together design an action plan to solve the problem at hand. Through this process, counselors give their clients available options to choose from and then let the client select he option best-suited for their unique household circumstances.

Areas of counseling available:

Foreclosure Prevention Workshops - Workshops are free of charge and open to the community throughout the month.  Clients learn about Colorado's foreclosure timeline, ways to cure default, disposition strategies, how to talk to the lender, financial strategies and implications of short-sales and foreclosure.  To register for a seminar, please click here or contact us at 303-227-2719.

 

Homeownership Program -  CHFA certified workshops are free of charge and open to the community throughout the month.  Clients learn about special programs for first time homebuyers.  The class covers issues like finding the right realtor, selecting a lender, protecting your investment, and determining if buying a home is the right choice for you.  To register for the seminar, please click here or contact us at 303-227-2719.

One-on-one housing counseling for Back to Work Program - Extenuating Circumstances provides a counseling session to fit the required scope of the services for this program. This includes counseling for personal credit issues, money management and budgeting, as well as an in-depth look at the debt to income ratios used to qualify you for your home. The counseling also address the cause of the economic event that originated the short sale, deed in lieu, bankruptcy or foreclosure and the actions taken to overcome this event and reduce the likelihood of reoccurrence. At the end, the prospective homeowner will receive a Certification Letter from the agency that states counseling was delivered in accordance with the HUD requirements for this program and will receive also copies of the housing counseling agency disclosures required by HUD. Foreclosure Intervention -  Mediation assistance, money management and budgeting, negotiating skills, refinancing assistance, and loss mitigation options for all types of mortgages including:  FHA, VA, Conventional, and sub-prime.
